Descrizione

For sale is an exceptionally attractive tourist-investment project located in the pristine nature at the foot of Plješevica mountain, just 1.5 kilometers from Plitvice Lakes National Park, in the village of Kompolje Koreničko. This spacious estate of 27,840 m² forms one enclosed unit, and through it flows the Matica river for a length of 400 meters, rich with native brook trout, with a source just a few kilometers away. On the property there is a completely renovated authentic Lika house from 1920, with a working watermill that is registered as ethnological heritage. The house is perfect for an ethno-museum, authentic tourist experience or as part of hospitality content based on local culture and customs. The project includes a building permit for a hotel with a restaurant and a permit for a camping zone on 10,000 m². For both zones, all municipal and water contributions have already been paid, all necessary studies, project documentation and studies have been prepared, and construction has begun with completed foundations for the hotel and accompanying facilities. In addition, there is also an additional construction zone where the investor can realize their own vision through the construction of a larger or several smaller buildings. The entire project is based on the concept of sustainable tourism and connection with nature. Plans include building a horse stable, riding school, organizing tourist horse tours, creating spaces for sports and recreation such as archery, mini golf and yoga in nature. Planting of indigenous fruit and plant cultures, creating an eco garden with vegetables, as well as trout farming for the restaurant's needs are also planned, as part of the idea to actively involve guests in everyday life and processes on the estate. Special emphasis is placed on indigenous cuisine that would be based on organic products from local family farms, while the watermill and old Lika house would be open for visits and familiarization with the tradition and culture of Lika. The house is planned to have a space for a permanent ethnographic collection, with traditional tools, aids and folk costumes. There is also the possibility of installing a mini hydroelectric plant on the watermill, which would enable own production of electricity from renewable sources without damaging the environment. The estate is located in the immediate vicinity of numerous natural and tourist attractions, including hiking and cycling trails, the source and sink of the Matica river, paragliding launch site in Bjelopolje, Mukinje ski resort, zip line in Rudopolje (longest in Europe), Nikola Tesla Museum in Smiljan, the source of the Gacka river, Una National Park, Kuterevo which is a sanctuary for young bears, Baraćeve caves and old town centers such as Rastoke. This project offers a unique opportunity to invest in sustainable tourism in one of Europe's most famous natural landscapes. Thanks to already obtained permits, commenced construction and an authentic story, this is an ideal project for investors looking for long-term value, connection with nature and development in accordance with the local community.
