Investment overview

Northern Dalmatia currently has 4 active rental listings. From 20 comparable listings onwards we show the estimated gross yield here.

What we deliberately do not calculate
  • Holiday rental income and seasonal revenue. The rental average reflects long term leases, and we have no booking data for short lets.
  • Occupancy and seasonality. That would need booking data, which we do not collect.
  • Appreciation forecasts. Our quarterly series show past asking prices, and hindsight is not a forecast.
  • Net yield. It depends on closing costs, tax rate and financing of the individual buyer.

These figures are an automatic calculation from listing data. They are not investment advice, not an investment recommendation and not a valuation. They are based on asking prices of active listings on Immobalko, not on notarised purchase prices and not on rents actually achieved. Verify every figure with the agency, a tax adviser and a local lawyer before deciding.

Description

Well-built house with 12 apartments ready for tourism rental, located in a beautiful bay in the first row and south facing. It has 720m2 of interior space on a plot of 1300m2. The house is situated in a peaceful village 5 km from the historic city Nin and about 17 km from Zadar city. The house consists of 12 one-bedroom  and two-bedroom apartments and is surrounded by a landscaped garden and views over the sea.  The coastline is dominated by natural coves and hidden beaches with pine forest as well as urban beaches.  Thanks to the natural and climatic advantages, the territory has been inhabited for more than 10 000 years, as evidenced by numerous archaeological remains from the ancient past. Croats moved to the territory of the village as early as the 7th century AD and there are ancient and Roman remains. Cultural heritage is also rich by its five different churches that come from the 11th, 12th, 13th, 17th and 18th centuries.
