Croatian home sales: read the number and total value separately

When the number of homes sold and their total value move at different rates, the two series are not describing the same thing. The first-quarter 2026 release shows how to read them without mixing the measures.

Separate the quarterly comparison first

In the first quarter of 2026, the number of residential properties sold was 27.5% below the fourth quarter of 2025, while their total value fell by 25.3%. DZS reports the two rates in separate tables.1

Then use the same annual comparison

Compared with the first quarter of 2025, the number of sales fell by 42.2% and their total value by 35.4%. Because the movements differ in size, the value series cannot replace the count series.1

Do not confuse coverage with the price index

The sales indicators cover available transactions of residential properties larger than 10 m² bought by households and separate new properties up to five years old from existing ones. Eurostat instead defines the price index as a quarterly measure of changes in transaction prices.1,2
