Asking price is not sale price: reading Croatia’s market data correctly

A listing price, an official price index and a market report do not measure the same thing. Mixing them produces an answer that looks precise but misleads. Every useful figure needs four labels: source, period, geography and measurement method.

Three different figures can all be correct

The official house-price index measures how residential property prices change over time. The government market review analyses completed transactions. A listing, by contrast, shows the seller’s asking price at a point in time and does not by itself reveal the final sale price.1,2

Compare only matching definitions

Before comparing figures, check whether they cover Croatia or one region, which period and property types they include, and whether they show a rate of change or a price per square metre. An index answers a different question from a regional transaction table.1,2

Use data as a range, not a price tag

Market data can reveal an approximate range and unusual deviations. Condition, micro-location, registered rights, equipment and negotiation still matter for one property. Always record whether a comparison came from transactions or current listings.1,2
